1. Introduction
These Terms of Use govern your access to and use of HMO Alarm Test™ (the "Service").
By using the Service, you agree to these Terms.
If you do not agree, you must not use the Service.
2. About the Service
HMO Alarm Test™ is an online tool designed to assist landlords and property managers with recording alarm test activity and maintaining related records.
The Service:
- allows users to create time-stamped records;
- may allow links to be shared with tenants or third parties to submit information;
- may generate downloadable records based on recorded data.
The Service is a record-keeping tool only.
It does not:
- verify that alarm tests have been carried out;
- confirm the identity of any person submitting information;
- monitor properties or alarm systems; or
- ensure or certify compliance with any legal, regulatory or licensing requirements.
3. Beta Service
The Service is currently provided as a free beta service.
Features, availability and functionality may change at any time without notice.
We may modify, suspend or discontinue all or part of the Service at any time.
4. User Responsibilities
You agree to:
- provide accurate and complete information;
- ensure that alarm tests are carried out properly;
- use the Service in compliance with all applicable laws and regulations;
- ensure that any person you invite to use the Service (including via shared links) does so appropriately.
You are solely responsible for:
- ensuring that all alarm tests are carried out correctly and at the required intervals;
- verifying the accuracy and completeness of any information recorded in the Service;
- ensuring compliance with all legal, safety and licensing obligations.
Where the Service is used to collect information from tenants or third parties, you remain responsible for verifying that the information submitted is accurate and genuine.
You acknowledge that the Service is not a substitute for proper inspection, supervision, or compliance processes.
5. Links and Third-Party Input
Where the Service allows you to send links to tenants or third parties:
- you are responsible for who you send links to;
- any information submitted via those links is treated as user-generated content;
- we do not verify the identity of the person submitting information;
- we do not guarantee that submissions are accurate, complete or genuine.
6. Data and Records
The Service stores records based on information provided by users.
We do not:
- verify the accuracy of any data;
- guarantee that records are complete, accurate or suitable for evidential purposes.
While we aim to provide a reliable service, we do not guarantee that:
- the Service will be uninterrupted or error-free;
- records will always be available or accessible; or
- data will not be lost, corrupted, delayed or overwritten.
We do not guarantee the retention of any record.
You are responsible for retaining copies of any records you require independently.
Customers may delete records within the Service, subject to system functionality at the time.

7. Records and Downloads
The Service may allow you to generate, download or export records (including PDF documents).
Downloaded or exported records:
- are generated based on the information available in the system at the time of creation;
- may not reflect subsequent updates, edits or corrections made after the record was generated;
- are outside our control once downloaded or stored externally.
Records are provided to support record-keeping and may assist in demonstrating compliance activity. However, they do not in themselves constitute confirmation or certification of legal or regulatory compliance.
We do not guarantee that downloaded or exported records:
- will remain accurate, complete or up to date after the time of generation; or
- will be accepted as evidence by any court, tribunal, local authority, licensing body or regulator.
You are responsible for:
- securely storing any downloaded records; and
- ensuring that any records relied upon are current and accurate.
8. Reliance and Use of Records
Records generated by the Service are based solely on information provided by users or third parties.
Doorbells Ltd does not:
- verify or validate any data entered into the Service;
- guarantee that any record is accurate, complete or reliable; or
- warrant that records will be accepted as evidence for legal or regulatory purposes.
You agree that:
- you will not rely solely on the Service to demonstrate compliance; and
- independent checks, inspections and records may be required to meet legal or regulatory standards.
9. Acceptable Use
You must not:
- use the Service for unlawful purposes;
- submit false or misleading information;
- interfere with or disrupt the operation of the Service;
- attempt to gain unauthorised access to the Service or related systems.
We reserve the right to suspend or restrict access where misuse is suspected.
10. No Warranty
The Service is provided on an "as is" and "as available" basis.
We make no guarantees or warranties regarding:
- availability;
- reliability;
- accuracy; or
- fitness for a particular purpose.
11. Limitation of Liability
To the fullest extent permitted by law, Doorbells Ltd shall not be liable for any:
- indirect or consequential loss;
- loss of profits, revenue or business opportunity;
- loss of data; or
- loss arising from reliance on any record generated through the Service.
Doorbells Ltd shall not be liable for any loss arising from:
- failure to carry out alarm tests;
- inaccurate, incomplete or misleading information entered into the Service;
- submissions made by tenants or third parties; or
- any regulatory, enforcement, licensing or legal action taken against you.
The Service is based entirely on user-generated information. We do not verify data and do not guarantee that records will be suitable for evidential or compliance purposes.
Subject to the above, our total aggregate liability shall be limited to the greater of (a) £50; or (b) the total fees paid by you for the Service in the 12 months immediately preceding the event giving rise to the claim.
If the Service has been provided free of charge, liability shall be limited to £0.
Nothing in these Terms limits or excludes liability for:
- death or personal injury caused by negligence;
- fraud or fraudulent misrepresentation; or
- any liability which cannot be excluded under applicable law.
12. Suspension and Termination
We may suspend or terminate access to the Service at any time, including where:
- these Terms are breached;
- misuse is suspected;
- the Service is being modified or withdrawn.
We may also remove or delete data in accordance with our policies.
13. Changes to These Terms
We may update these Terms from time to time.
Continued use of the Service after changes take effect constitutes acceptance of the updated Terms.
14. Governing Law
These Terms are governed by the laws of England and Wales.
Any disputes shall be subject to the exclusive jurisdiction of the courts of England and Wales.
